Starting July 1, 2027, accessory dwelling units (ADUs) are allowed on single-family lots statewide without a special use permit. Owners can add one small home with a local ADU permit (fee capped at $500). Localities may require code compliance, utilities, minimum sizes, owner occupancy at application, 30+ day leases, and replacing any lost parking, but can’t require new parking, big setbacks, or stricter rules than houses. ADUs can’t be sold off. HOAs may still ban them. Expect more rental options and gentle infill.
